Local knowledge that matters
Every county and city in this part of Texas handles land a little differently. Knowing the local rules is often what keeps a project moving.
- City limits, ETJs and county rules. Whether a lot split or plat goes through the city, the county or both depends on exactly where the property sits.
- Floodplains. The San Marcos, Blanco and Guadalupe rivers and their creeks carry mapped flood zones that affect where and how you can build.
- Edwards Aquifer. Parts of Hays, Comal and Bexar counties sit over the aquifer's recharge and contributing zones, where state rules add steps to development.
- Older tracts. Many rural properties are still described by metes and bounds tied back to original survey abstracts, which takes careful records research to retrace.
