Lot splits & subdivision

Lot splits, family partitions and small subdivisions

Dividing land is part surveying, part paperwork. We handle both, from the first question to the recorded plat.

How a land division works

  1. Check feasibility. We confirm whether the property is in city limits, a city's ETJ or unincorporated county, and look at minimum lot size, road frontage and access, water, septic, floodplain and any deed restrictions.
  2. Lay out the lots. We work with you on where the new lines should go so each lot meets the rules and works for how you plan to use it.
  3. Survey and prepare the plat. We survey the parent tract and prepare the plat to the city's or county's standards.
  4. Submit and track approvals. We prepare the submittal, coordinate with city and county staff and any engineers, and track it through review.
  5. Record. Once approved, the plat is recorded with the county clerk. We provide the legal descriptions your attorney or title company needs for the new deeds.

Family partitions

Giving a piece of the family place to a son or daughter is one of the most common reasons people call us. Some counties allow certain divisions to family members without a full subdivision plat, but the conditions vary from county to county and city to city. We check the rules for your property before anything is deeded, so the new lot can be built on, financed and sold later.

Replats and plat changes

We also prepare replats, amending plats and vacating plats when existing lot lines need to change.
